Description of Works
Following your online booking, Surrey & Hampshire Property Services will carry out a full conversion from a conventional (heat-only) boiler system to a modern high-efficiency combination (combi) boiler system.
This upgrade removes the need for a hot water cylinder and cold water storage tank, providing instant hot water and improved system efficiency.
This fixed-price quotation is suitable for standard conversions where the existing system layout allows for straightforward removal and reconfiguration.
Scope of Works
The works will include:
Isolate gas, water and electrical supplies
Drain down existing heating system
Remove and dispose of:
Existing conventional boiler
Existing hot water cylinder
Redundant cold water storage tank (if present)
Supply and install new A-rated high efficiency combination boiler
(e.g. Worcester Bosch / Vaillant / Ideal – or equivalent)Cap and remove redundant pipework associated with cylinder and tanks
Connect new boiler to:
Existing heating flow and return
Gas supply
Cold water mains
Hot water distribution
Electrical supply
Install new flue (standard horizontal flue up to 1 metre)
Install new magnetic system filter
Install new system inhibitor
Configure system for sealed operation
Fill, bleed and pressurise system
Test for gas soundness and safe operation
Full commissioning to manufacturer’s instructions
Register appliance with Gas Safe and Building Control
Issue Gas Safe certificate and Benchmark logbook

What’s Not Included (Exclusions)
This fixed price assumes a standard conversion.
The following are not included and may incur additional charges if required:
Powerflushing of the heating system
Upgrading or rerouting gas supply pipework
New flue routes, vertical flues, or flues over 1m
Boiler relocation
Condensate pumps or complex condensate routing
New hot water distribution pipework runs
Electrical upgrades or new circuits
Upgrading incoming mains water supply
Replacement or resizing of radiators
Structural alterations or carpentry works
Making good to decorations, boxing-in or plastering
Asbestos removal
Online Booking Conditions
This online fixed-price quote is based on the following assumptions:
Property has suitable mains water pressure and flow rate for a combi system
Gas supply is adequate for combi boiler output
Boiler is installed in a standard internal location
Existing system layout allows for straightforward cylinder and tank removal
No major pipework defects are present
If, upon attendance, the installation is found to be non-standard or outside the scope, we will advise of any additional costs before proceeding with works.
No work will continue without client approval.
Access & Preparation
The client must ensure:
Clear and safe access to:
Boiler location
Hot water cylinder
Loft space (if applicable)
Gas meter and main stop tap accessible
Electricity available on site
All radiators accessible
Payment Terms (Online)
Full payment required at time of booking
Booking confirms acceptance of this quotation and terms
Installation date confirmed upon payment
Important Notes
This is a fixed price for standard conversions only
Some properties are not suitable for combi systems
Inadequate water pressure or gas supply may prevent conversion
Additional works will be quoted if required
Manufacturer warranty subject to system condition
All works carried out in accordance with Gas Safe regulations
